What Makes the Perfect Tenant?

Partridge Hill - Tuesday, February 16, 2016

You know what you want in a landlord: intelligence, trustworthiness, kindness - the usual desired characteristics. But what about when it comes to being a tenant? Landlords and Property Managers have their own list of qualities that they would prefer in a tenant as well!

  1. Good Credit: This one is important. Your potential landlord wants to know that you will pay your rent consistently and on time. And a great way to be sure is to see if you do well paying your other bills in a timely manner.
  2. Knowledge: If a landlord is showing you the potential home, asking questions and taking notes shows that you have knowledge regarding the subject – either because you have experience or because you have done your research. Both say a lot of positive things about you!
  3. Professional Appearance: Most people make a judgement about someone first based on how he or she looks. Make sure to dress professionally – it doesn’t have to be a suit and tie, but look cleaned up and presentable.

Aside from these main points, remember to greet the landlord or property manager with a firm handshake and make eye contact when you are talking to him or her. By going over all of the parts of this list, you could be one step closer to renting a new place to live!

Apartment Inspection Checklist: 8 Things You Need to Look at Before Moving in!

Partridge Hill - Tuesday, February 02, 2016

When you’re about to move into an apartment, there are several important areas to check to make sure the potential living space is up to par. Use the list below as a checklist to do an inspection prior to moving in.

  1. Kitchen: In the kitchen, you’ll want to check all included appliances and make sure they are all in working order.
  2. Doors: Make sure all doors close and open properly and that there are no loose hinges. Check for any holes or marks in the door that could be an issue. Door knobs are an easy fix, but just make sure they work correctly and don’t need to be replaced.
  3. Bathrooms: Be sure to test the water pressure in the faucet and the shower, and make sure the toilet flushes properly.
  4. Safety: There are a few different things to cover here. Check to make sure there are smoke and carbon monoxide detectors, and test them to make sure they work. Additionally, see if there are fire extinguishers or if you need to provide your own. Also, see what kind of security measures are taken. Are there bolts/chain locks for the door? Do the windows close and lock securely? Is there an on-site security system?
  5. AC/Heating System: First, find out if the living space has heat and/or AC installed. At the very least, there should be heat, as AC can always be added with a unit. Next, check the thermostat and make sure they work properly by showing an accurate reading of the room’s temperature and being able to blow hot/cold air.
  6. Light Switches/Electricity: Test all of the light switches to make sure they work properly. Next, move on to the outlets. Plug in something, such as your phone charger or an electricity tester, to make sure all outlets work correctly.
  7. Windows: Aside from being a security concern, faulty windows can also cause drafts and ventilation problems. Each room in the home should have at least one window that can open. Moreover, there should not be any broken or cracked windows, and all windows should be able to shut and lock.
  8. Walls and Floors: Check all of the walls and floors for potential issues.

Your Property Manager should take care of anything that needs to be fixed or otherwise attended to before you move in. Make sure to check the apartment out thoroughly in advance, and don’t be afraid to speak up if you see an issue that needs to be taken care of. It only makes sense for you to be 100% satisfied with the place you are going to live! And that is exactly how you will feel if you choose to move into an apartment at Partridge Hill!

Five Moving Tips That Make Life Easier

Partridge Hill - Tuesday, January 19, 2016

Are you moving for the first, second, or even third time? Below are five moving tips that will make your life a little bit easier during your next move.

  1. Plan Ahead of Time – This is the first, and most important tip. Try to come up with a game plan before the 11th hour. Create a to-do list so you can focus on the tasks at hand. Also remember to pack a bag of essentials to use for your first night. Nothing is worse than having to dig through each box trying to find your pajamas, toothbrush and toilet paper.
  2. Plan to Have Someone Watch Your Kids – Moving can be challenging, but juggling the difficulties of being a parent at the same time can make things harder than they need to be.
  3. Organize How You Box Things – Label each and every box, tote or container you pack so moving into your new apartment goes smoothly. As you carry items into your apartment, knowing which room to put them in avoids having to move each box multiple times, saving you time in the long run.
  4. Measure Stairways and Doorways – Every person has been in this situation at least once, they move into a new place and can’t figure out how to get their furniture through a narrow passage. Taking measurements ahead of time will ease the stress on moving day.
  5. Get Rid of What You Don’t Need – Are there things you don’t use any more? Why not donate them to a local charity or send them to the appropriate recycling or disposal facility. Extra clutter can make your new space feel smaller, so eliminating items you don’t want or need will be beneficial. Plus, there will be less to move!

There you have it, five VERY easy tips that can make life a lot easier when “the big day” arrives. You’ll be sure to have a more streamlined and stress-free moving experience.

The Benefits of Renters Insurance

Partridge Hill - Tuesday, January 05, 2016

You have probably heard people talk about the importance of homeowners insurance. It is strongly suggested because without it you may end up having to replace things out of your own pocket, rather than with help from your insurance company. For those that live in an apartment, renters insurance is available to protect your rental property. At Partridge Hill, renters insurance is required. Below are some of the benefits:

  • You Can Save Money on Replacing Your Favorite Things – What do a television, bed, video game system, and furniture all have in common? They all cost (a lot of) money. With renters insurance these items and others are covered if they’re destroyed in a catastrophic event.
  • It Provides You with Legal Protection – If an individual slips and falls in an apartment or house that you rent, you might be held legally accountable. A rental insurance policy can act as a shield if an accident happens, and potentially save you the cost of having to hire an attorney.
  • Discounts are Available – If you already have car insurance or another form of liability coverage from a major policy, you can potentially get a discount on a policy that you’re currently purchasing. You’ll be able to have more peace of mind at a discounted price!

Every renters insurance policy is different and we recommend that you read over each one carefully to figure out which one fits your needs best.

Partridge Hill - Tuesday, December 01, 2015

Decorating for the holidays is one of the perks of having your own Partridge Hill apartment. However, sometimes store-bought decorations can be a little costly, and you may not have the time to spend hours crafting your own at home. Filling your home with beautiful décor should not be something that takes a lot of time or money.

Here are three simple holiday decorations that you can make yourself in no time at all and with no impact on your wallet!

DIY Snow Globe

Who doesn’t love snow globes? They make adorable decorations and are fun to shake up. Did you know you can make one at home in a jar? These are super-cute, and the best part is that you can choose whatever you’d like to put inside. All you need is a quick trip to the dollar store or your local drugstore, and you’ll be ready to go! Learn all about how to do it here!

Wine Bottle Decorations

Grab a few empty wine bottles, some paint, and faux branches, flowers, or whatever else you prefer, and you’ve got a super-easy and unique decoration that you’ll love to show off each year. You can also substitute the letters for stencils and spray paint them on instead of sticking them on for an even easier project. And, they look so nice that your guests may not even believe you made them yourself! Click here to find out how to do it.

Tea Light Snowman Ornament

If you’ve got a little more time on your hands for a more in-depth (but still easy!) project, then try making these snowman ornaments! They are made from tea lights, which have great battery life, and will look absolutely adorable on your tree or hanging in your window from some removable hooks. Here are the instructions on how to do it yourself!

Try out these DIY projects to add a unique touch to your current holiday décor. Happy decorating!

How Do I Choose the Right Furniture for My Apartment?

Partridge Hill - Tuesday, November 17, 2015

If you've been trying to find the perfect furniture for your apartment at Partridge Hill, and have found yourself in a rut, we’ve got some helpful advice from our many years of being in the apartment rental business!

The Focal Point in the Living Room: The Sofa

When you buy a sofa, look for a durable one that will last, but one that perfectly fits your comfort. Be sure that the sofa cushions are supported with long-lasting springs. Hand-tied, eight-way springs are the best choice, according to some furniture experts. Serpentine springs are also recommended, but in the end, you should feel the springs and their support placed close together firmly.

Personal Space & Relaxation: A Recliner

Take a spin in that gorgeous recliner before you purchase it and bring it into your home. A lot of shoppers do not test theirs completely, and are later disappointed when they find it doesn't do its job. Obtaining a replacement can be expensive; therefore, test it and test it again. Don’t buy the very first one, rather, make a short list of those you’re thinking about and sleep on the decision. Having comfortable furniture is key to a happy home, so think it through.

Color Coordinate

There’s nothing worse than guessing at a color. When shopping for new furniture, be sure to bring samples of your wall color, window treatments and carpets. Without color matching, the piece you want to buy may not look right when you get it back to your apartment. You can bring along a paint swatch or even some photos of your living space on your phone, and use that in the furniture store for reference.

Budget Ahead of Time

Figure out your budget prior to shopping for furniture. If you spend a little more on one or two items, you may find your remaining budget can’t get you something that is made of quality materials and/or has comfort in mind. Furniture spans a wide range of price points, and if you stay within budget, you’ll be maximizing your investment — not replacing them in six months.

Check the Warranty!

When buying furniture, look over the warranty and ask questions. There’s no perfect way of knowing if a piece of furniture is going to withstand normal wear and tear. It would be a terrible waste to spend money on furniture, only to have something happen to it — and then realize the warranty will not cover it. Avoid this frustrating disaster by reading your warranty and knowing what damages are covered.

Furnishing your home should not take a toll on your patience and well-being – it should be fun! With these tips in mind, you’ll be on your way to enjoying a more hassle-and-stress-free furniture shopping experience.
