Happy Veterans Day!!! Looking to thank veterans face-to-face? Come out and celebrate, commemorate, and honor the veterans who served our country at the Veterans Day Parade.

When: Tuesday, November 11, 2014 @ 11:00am

Where: Downtown Albany, New York

Honor the millions of veterans at Albany's 59th annual Veteran's Day Parade. The parade kicks off at the corner of Central Ave and Partridge Street at 11am.

The parade proceeds east on Central, continues east on Washington Avenue to Hawk Street, located just east of the NYS Capitol. The reviewing stand is situated on the steps of the old NYS Education Building.

The Annual Albany Veterans Day Parade is presented by the City of Albany Joint Veterans Committee.

We would also like to say welcome to Partridge Hill & Stongate's new Building Superintendent - Sal. Feel free to stop by the Stonegate community room on Saturday, November 8th to meet Sal.

Furnace Filter Facts

With the colder weather approaching, we thought it would be beneficial to review some facts about the importance of replacing your furnace filters. Originally furnace filters main function was to protect the furnace and fans within the unit. Nowadays some types of filters can actually be installed to reduce the exposure to particles which can impact your health and allergies.

Your apartment can have a vast amount of particles that you may not be aware of. Common types of particles that you breathe in are from a variety of sources including but not limited to:

  • Pet or Human hair & skin flakes
  • Dust on the floors that is caused by activity within the house
  • Dust that is a result of burning candles, doing laundry, smoking, cooking, etc.
Using a good furnance filter and replacing them often will help reduce the amount of particles within your apartment that may be affecting your health. Most filters are labeled with a MERV (Minimum Efficiency Reporting Value) rating number, which measures a filter's ability to trap particles ranging in size from 3.0 microns to 10.0 microns.

Residential filters commonly have a MERV ratings of 1-11. The higher the MERV rating, the more efficent the filter is, and the more particles it can filter to help reduce the risk of health issues affecting you.
  • A MERV rating of 6 = the filter is between 35% to 50% minimum efficient at capturing particles
  • MERV rating of 8 = the filter is between 70to 85% minimum efficient at capturing particles
  • MERV rating of 11 = the filter is between 85to 95minimum efficient at capturing particles
As always we suggest replacing your filters two to four times a year for the best efficiency for your furnace as well as for your health! You can reach out to your Rental Office to confirm the proper size for your filter and also request to have the Maintenance Dept switch out your filter for you if needed.

First Time Renting Info

Are you new to apartment living? Have you recently graduated college or sold your house, and are interesting in renting an apartment for the first time? If so, we have some information and advice on finding the perfect apartment and complex to fit your needs.

1. Do Your Homework -  Here are some suggestions to help you narrow down your search - 

  • Price -  Choose an apartment that allows you to remain within your budget. Factor in any additional utilities not provided by the complex.
  • Location - See if important "attractions" are close enough for your comfort. For example: bus line, restaurants, grocery stores, airport, etc.
  • Amenities - Some apartments offer fitness centers, pools, club house rental, washer/dryer hook ups and/or utilities that may be included in the rent. 
  • School District - Being in a reputable school district may play a large part in selecting the right complex for you and your growing family. The Property Manager can confirm the school district that would be within their complex.
  • Floor Plans - Many complexes offer various floor plans. Choose the floor plan that works best for you and any other tenant(s) that would be occupying the apartment with you.
2. Schedule a Showing - Contact the complex for their availability and to discuss the ideal move in date. Based on what they have available set up a time to view the property and apartment to see if it meets your requirements.

3. Fill out an Application - Once you have determined which complex you are interested in, submit an application to start the lease process. Different application fees may apply, if at all. Generally a credit check, employment verification and rental history check will be performed. Most landlords will look for good feedback and stability in a tenant. 
  • No worries if you've never rented before. You'll want to provide as much information on your application to help the Property Manager confirm your eligibility to live there.
4. Signing the Lease - If approved as a tenant, it is important that you read all sections of the lease and ask any and all questions when signing the lease. Once signed, you are held to the guidelines throughout the duration of your lease. Be sure to request a copy of your lease, for your records.

Little did he know, he would be the first European to discover America! In honor of this holiday weekend, here are some interesting Columbus Day facts and fun activities for the holiday weekend:

Interesting Facts:

  • Christopher Columbus was born in 1451 in Genoa, Italy. He began sailing when he was only 15 years old.
  • When he set said for the expedition, he was given three ships by the city of Palos.
  • He set sail in August of 1492. It was 35 days before a sailor spotted land.
  • The names of the three ships were the Nina, the Pinta, and the Santa Maria.
  • His crew consisted of 90 men.

Spring Has Finally Arrived !!!!

The new fitness equipment is now in place. The new additions include 2 Treadmills, Stationary Bike, Weight Bench and Weights, Elliptical Machine and a Universal Machine. Put on your sneakers, bring your neighbors and try the new equipment.

The Book Club will meet May 2nd at the Stonegate Club House at 7:30PM. The book selection is Bel Canto by Ann Patchett.

Friday April 25th is the next meeting of the Genealogical & Cultural Group. The Partridge Hill Club House will open at 7PM and Everyone is welcome.
