Usually, Property Managers require their tenants make at least 3x the amount of their yearly rent. The easiest way to find your max rent budget is to take your salary and divide it by 40. For a more accurate number, use your net salary as opposed to gross. The taxes that get taken out of your paycheck will not be around to help you pay your rent throughout the year!

Once you have this number, you should sit down and consider other expenses you will have every month, such as insurance, groceries, and utility bills. You don’t want to spend all of your money on rent, only to have nothing left over for your necessities!

When you’re looking for an apartment, it’s important to be sure you are completely happy with the one you choose before you move in. You know to ask questions, but what about physically checking for certain things yourself? People sometimes fail to do this, and it can end up leaving them stuck.

During your apartment hunting adventure, you should avoid these 3 major mistakes at all costs:

  • Failing to thoroughly read your lease. You should know every detail of your lease so that there are no surprises later. We are happy to go over your lease with you and discuss any questions you may have.
  • Neglecting to take photos of existing flaws. If you notice any issues that are there before you move in, take photos to document them for future reference. This way, you can’t be blamed for someone else’s doing. We have an on-site maintenance team, so if there was any damage from a past tenant, it would have most likely already been taken care of!
  • Not checking if everything works properly. It might seem like common sense, but you’d be surprised at how many people skip this. Test out the light switches, open the refrigerator, plug your phone charger into the outlets – make sure everything is in working order so that it can be addressed if it is not! Looking for a new apartment? Partridge Hill makes it simple to apply to live in the apartment of your dreams!

Before you do anything, check to be sure you have a clean rental history, and that your credit is in good standing. We will conduct a credit check before making a decision on your application.

First and foremost, you’ll need to head to our website and fill out a Rental Application. You can do this either by filling it out right online, or by printing the PDF version and returning it to our office. Be sure to include your $50 application fee – you can do this by mailing it to us or over the phone with your credit or debit card. Next, your security deposit is due in order to secure your apartment. Once we process and approve your application, we will tell you how to get your renters insurance, as well as come to an agreement on when you will move in!

One of the many advantages of choosing to live at Partridge Hill is that we have an on-site maintenance team ready to help you when you’re in need. If there’s ever a problem, simply call us and we will send someone to your apartment to have the issue assessed and taken care of.

Our maintenance team is happy to perform any of the following tasks:

  • Maintenance and repairs needed after normal usage/wear.
  • Annual preventative inspections.
  • Maintenance-related equipment repairs.
  • Repair of clogged drains.
  • Repair of leaking faucets.
  • Repair/replacement of inoperative heating/AC systems.
  • Installation of light bulbs and other household items the tenant has purchased, if needed.

You know what you want in a landlord: intelligence, trustworthiness, kindness - the usual desired characteristics. But what about when it comes to being a tenant? Landlords and Property Managers have their own list of qualities that they would prefer in a tenant as well!

  1. Good Credit: This one is important. Your potential landlord wants to know that you will pay your rent consistently and on time. And a great way to be sure is to see if you do well paying your other bills in a timely manner.
  2. Knowledge: If a landlord is showing you the potential home, asking questions and taking notes shows that you have knowledge regarding the subject – either because you have experience or because you have done your research. Both say a lot of positive things about you!
  3. Professional Appearance: Most people make a judgement about someone first based on how he or she looks. Make sure to dress professionally – it doesn’t have to be a suit and tie, but look cleaned up and presentable.

Apartment Inspection Checklist: 8 Things You Need to Look at Before Moving in!

When you’re about to move into an apartment, there are several important areas to check to make sure the potential living space is up to par. Use the list below as a checklist to do an inspection prior to moving in.

  1. Kitchen: In the kitchen, you’ll want to check all included appliances and make sure they are all in working order.
  2. Doors: Make sure all doors close and open properly and that there are no loose hinges. Check for any holes or marks in the door that could be an issue. Door knobs are an easy fix, but just make sure they work correctly and don’t need to be replaced.
  3. Bathrooms: Be sure to test the water pressure in the faucet and the shower, and make sure the toilet flushes properly.
  4. Safety: There are a few different things to cover here. Check to make sure there are smoke and carbon monoxide detectors, and test them to make sure they work. Additionally, see if there are fire extinguishers or if you need to provide your own. Also, see what kind of security measures are taken. Are there bolts/chain locks for the door? Do the windows close and lock securely? Is there an on-site security system?
  5. AC/Heating System: First, find out if the living space has heat and/or AC installed. At the very least, there should be heat, as AC can always be added with a unit. Next, check the thermostat and make sure they work properly by showing an accurate reading of the room’s temperature and being able to blow hot/cold air.
  6. Light Switches/Electricity: Test all of the light switches to make sure they work properly. Next, move on to the outlets. Plug in something, such as your phone charger or an electricity tester, to make sure all outlets work correctly.
  7. Windows: Aside from being a security concern, faulty windows can also cause drafts and ventilation problems. Each room in the home should have at least one window that can open. Moreover, there should not be any broken or cracked windows, and all windows should be able to shut and lock.
  8. Walls and Floors: Check all of the walls and floors for potential issues.

Your Property Manager should take care of anything that needs to be fixed or otherwise attended to before you move in. Make sure to check the apartment out thoroughly in advance, and don’t be afraid to speak up if you see an issue that needs to be taken care of.
